A unique 100-acre fishing destination in West Sussex countryside featuring five well-stocked lakes, woodland, camping and luxury lodges. Located an hour from London and 30 minutes from Brighton, the venue caters for pleasure, match and specimen anglers alongside a licensed lakeside café and tackle shop. Carp to 45lb in Betty's Lake, barbel to 10lb in the Match Lake, and ideal junior pegs on the Farm Pond.
Operating hours 7am–9pm (or dusk). All anglers must have a valid EA rod licence. Only barbless hooks (micro barbs and squashed barbs prohibited). Maximum two rods on Farm Pond, Ribbon and Match Lakes. Carp cradles and minimum 36" landing net required on Sumners Lake. Night fishing strictly by appointment only, restricted to members and Lakeside campers, minimum one person aged 21+. Night swims: Sunday–Thursday only, 48 hours notice, £10 per 24-hour session. Pike fishing 1 October–1 March: sea baits only, no live bait, semi-barbed trebles allowed. All fish must be returned promptly. No keep nets except during scheduled matches. Betty's Lake: experienced fishermen only. Card payments only; no cash accepted.
